Please read these Terms of Service ("Terms") carefully before using the SwiftDoor website and services. By accessing or using our services, you agree to be bound by these Terms.
1. Services
SwiftDoor provides a platform that connects motivated property sellers with cash buyers in the Tampa, Orlando, and Miami, Florida markets. Our services include:
- Property evaluation and cash offer generation for sellers
- A private marketplace for approved cash buyers to view off-market wholesale deals
- AI-assisted communications to facilitate transactions
2. Seller Terms
By submitting your property information, you represent that:
- You are the legal owner of the property or have authority to sell
- The information you provide is accurate and complete
- You are not currently under a contract or listing agreement that prohibits solicitation
Any cash offer provided by SwiftDoor is non-binding until a written purchase agreement is fully executed by both parties. Offers are typically valid for 48 hours and may be withdrawn or revised at our discretion.
3. Buyer Terms
To access deal listings, buyers must create an account and receive admin approval. By joining the buyer network, you agree that:
- You are a licensed or experienced real estate investor
- Deal information is provided for evaluation purposes only and does not constitute a guaranteed investment
- You will not share deal information with unauthorized third parties
- Expressing interest in a deal does not create a binding contract
4. No Agency Relationship
SwiftDoor is not a licensed real estate broker or agent. We operate as a principal buyer and wholesale assignment company. We may assign purchase contracts to end buyers. Nothing in these Terms creates an agency, partnership, or fiduciary relationship between you and SwiftDoor.
5. Communications
By providing your phone number and email, you consent to receive communications from SwiftDoor via SMS, email, and phone call regarding your property or buyer account. You may opt out of SMS at any time by replying STOP. See our Privacy Policy for more details.
6. Referral Program
Buyers may earn referral credits by referring new approved buyers who close transactions. Credits are applied to future transactions and have no cash value. SwiftDoor reserves the right to modify or terminate the referral program at any time.
7. Intellectual Property
All content on the SwiftDoor platform, including text, graphics, logos, and software, is the property of SwiftDoor and protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works without our written permission.
8. Disclaimer of Warranties
Our services are provided "as is" without warranty of any kind. SwiftDoor does not guarantee that cash offers will be made for every property, that deals will close, or that buyer investments will be profitable. Real estate investing involves substantial risk.
9. Limitation of Liability
To the maximum extent permitted by law, SwiftDoor shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of our services, even if we have been advised of the possibility of such damages.
10. Governing Law
These Terms are governed by the laws of the State of Florida. Any disputes shall be resolved in the courts of Hillsborough County, Florida.
11. Changes to Terms
We may update these Terms at any time. Continued use of our services after changes constitutes acceptance of the new Terms.
